Introduction

BioMed Realty, a leading global provider of life science and technology real estate, developed MODA Sorrento as a new amenity hub for their Sorrento Valley campus. Although the architecture and furniture were in place, the spaces lacked the finishing details needed to create a memorable, high-impact experience. Hyphn’s FRINGE division was brought in to infuse depth, texture, and storytelling throughout the building.

Apply Sonoran Desert–inspired design elements
Provide character, warmth, and cohesion across diverse amenity spaces
Source unique accessories, greenery, art, pottery, and textiles
Enhance Golf Simulator, Indoor/Outdoor Café, and training environments
Deliver bespoke, high-impact finishing touches aligned with the design intent

Approach

Fringe curated one-of-a-kind design elements that reinforced the Sonoran Desert concept while filling visual gaps left after base furnishings were installed. The team prioritized authenticity, sourcing artisan-made pieces, natural materials, and sculptural elements that elevated the space without disrupting its function.

Outcomes & Impact

Each space was transformed into a cohesive, hospitality-inspired environment with layered textures, meaningful art, and sculptural accents. BioMed Realty achieved a distinct amenity building that not only stands out in their portfolio but surpasses competitor benchmarks for innovation and experiential design.
