Introduction

Sea Breeze Properties is a San Diego–based real estate development, investment, and management firm focused on creating walkable, community-centered environments. For the North Commons Residential Building at California State University San Marcos, Sea Breeze sought to design a student living experience that would attract a younger generation while supporting performance, connection, and well-being. Hyphn partnered with the team to transform the building’s amenity spaces into a “mini campus within a campus” that balances aesthetics with real-world student needs.
