Approach

Hyphn engaged early in the process to align design intent with Sea Breeze Properties’ vision for placemaking and student experience. The team identified key areas of investment and curated furniture and furnishings that balanced durability, flexibility, and visual impact. Close coordination with the client and trade partners allowed Hyphn to navigate complex installation sequencing, manage lead times, and pivot product selections as needed to maintain schedule without compromising design integrity.

Outcomes & Impact

The completed North Commons amenity spaces provide energized, communal environments that support how students live, study, and connect today. By prioritizing flexibility, access to power, and thoughtfully designed gathering areas, Hyphn helped elevate the student residential experience while reinforcing Sea Breeze Properties’ brand on campus.
